Residential new builds

Standalone and terraced homes designed for how you'll actually live, engineered so they get consented and built without surprises.

Start your design

What we design

Homes sized and laid out for the site they sit on, not a template stretched to fit.

Standalone homes

Single-site homes designed around your section, orientation, and how your household actually uses the space, not a stock plan flipped to fit.

Terraced and multi-unit housing

Attached and infill housing designed to make the most of a smaller site without feeling cramped, with shared boundaries resolved early so they don't stall consent.

Single and two-storey layouts

Floor plans sized to your budget and section, with the structure worked out at design stage instead of discovered on site.

Why coordinated engineering matters here

Most designers draw the home, then send it out to a separate structural engineer, and whatever doesn't line up gets discovered at consent or on site. We coordinate design and engineering under one roof, so the structure is resolved while the layout is still being drawn, not after. That means fewer round-trips with council and a builder who can quote from drawings that already account for how the home stands up.

Who this is for

Homeowners building on their own section, families who've outgrown their current home, and infill or terraced-housing developers working a smaller site. If you know roughly what you want to build and need a firm that will carry it from first sketch to a consent that gets approved, this is the service.

Common questions

What drives the cost of a residential design?

Site conditions, home size, storey count, and how much structural work the section demands are the main drivers. We talk through cost drivers at the first conversation rather than quoting a number blind.

How long does design and consent take?

Building consent has a statutory 20 working day clock once council accepts a complete application, and most real projects run longer once you add design and documentation time. We tell you what to expect for your project before you commit.

Do you handle the council consent process?

Yes. Documentation and consent approvals are part of the same engagement as the design, with the structural detail already resolved before it goes to council.
